The Housing Health and Safety Rating System (HHSRS) assesses dwellings against 29 hazards. Supported housing providers need a clear record of assessments, hazard scores, and remedial actions, not a folder of one-off surveys.
This checklist is a practical prompt list for managers and property teams. It is not a substitute for qualified surveyor advice.
Checklist: physiological & crowding hazards
Confirm you can evidence assessment and action for:
- Damp and mould growth
- Excess cold / excess heat
- Asbestos and MMF
- Biocides
- Carbon monoxide and fuel combustion products
- Lead
- Radiation
- Uncombusted fuel gas
- Volatile organic compounds
- Crowding and space
- Entry by intruders
- Lighting
- Noise
Checklist: protection against accidents & infection
Also track:
- Domestic hygiene, pests, and refuse
- Food safety
- Personal hygiene, sanitation, and drainage
- Water supply
- Falls (bath, level surfaces, stairs, between levels)
- Electrical hazards
- Fire
- Flames, hot surfaces, and materials
- Collision and entrapment
- Explosions
- Position and operability of amenities
- Structural collapse and falling elements
What good digital evidence looks like
For each property or unit, keep the assessment date, hazard findings, scores where used, photos, remedial actions, owners, and completion dates. Link the record to the resident file when a hazard affects support or placement decisions.
